The "Coolclad" industrial roof sheeting is now approximately 20 years old and its inherent design fault is showing up as corroded and blistered roof panels which require replacement or significant repair.

The sheeting has an aluminum foil bonded to the underside to improve thermal insulation. Water could penetrate between the sheeting and the foil resulting in blistering and corrosion, the severity of which depends on the geographic location and overall climatic conditions that the sheeting is subject to.

Coolclad industrial roofing sheeting, manufactured by BHP, was removed from the market in 1994.

The product is now approximately 20 years old and we are finding that, where this type of sheeting has been installed, corrosion has now extended through the thickness of the sheeting resulting in water penetration into the building. Corrosion of the sheet metal generally originates on the underside of the roof sheets making it difficult to detect the extent of corrosion and presenting a potential safety/fall hazard for roof traffic. There is no 'quick fix' to the problem as the corrosion will continue to increase over time. In most cases, the only method of rectification is to replace the roof sheeting.

Roofing and guttering is regarded by many building owners as 'out of sight, out of mind' however these two elements contribute to a significant portion of unplanned repair and maintenance expenditure.
