Schedules of Condition
are not just about photographs…
The ceiling mounted building services on this photograph are three distinct systems, with different ownership, different operations, different costs, and different conditions. Just like the Titanic came foul of a tip of an iceberg, missing these items and not understanding what they are and what lies behind them can create untold problems years later when the Schedule of Condition is used in a commercial negotiation.

Passively photographing properties without the expertise to understand what to document creates Schedules of Condition which are not worth the paper or disc they are provided on.

At SGA our Chartered Surveyors understand all the elements of a property and therefore when documenting the schedule we understand not only what it is, what to document and what condition to be recorded against it. Our clients are then in a strong position to enter into future negotiations.

  Why are DVDs not recommended?

DVD records are not recommended by the Royal Institution of Chartered Surveyors due to:
  • Obsolescence of equipment - think Betamax or Video Disc. How will you view the DVD in 10yrs time?
  • Having a video record alone means the condition rating and ownership of fixtures and fittings can not be described.
  • Appending supplementary documents such as plans and maintenance information is not possible.  A DVD is also far from user friendly at Lease Expiry when walking around the premises unless you have a portable DVD player!
